SCCMLS Compliance Update

SCCMLS incorporates an expansive history of vital commercial lease and sale data. With accuracy being paramount to the continued relevancy of this growing database, please explore the important policy reminders below.

LEASE RENEWAL LISTING ENTRIES

In the SCCMLS Lease category, the accuracy of empty square footage (or acreage) absorbed is an important metric. If lease listings are entered where leased square footage is extended in a renewal contract, it muddles the accuracy of true absorbed square footage in our statistics.

Per the SCCMLS Rules & Regulations, lease renewals listing should not be entered into the database.

SECTION 1.2 K

Renewal listings that reflect extended contract terms within the same physical space do not qualify for entry into the service.

If you've recently entered a lease renewal, let us know at Support@SCCMLS.com and we'll delete the listing.

STANDARDIZED ANNUAL PRICING IN LEASE CATEGORY

SCCMLS pricing for listing input is standardized across the lease category in an effort to increase data fidelity and a consistent experience in searching. The input standard, both for listing entry and searching within the lease category, is Price per Sqft per YEAR, or Price per Acre per YEAR. This applies whether your listing is available for a set price or a range.

Find more detail about this, read the original post on the lease pricing standard here. This standard is also reflected in the SCCMLS Rules & Regulations,

SECTION 1.2 J

Lease listings should be formatted on an annual pricing structure per square foot or acre.

While this annual pricing standard is vital for consistency across the database, it is specific to listing ENTRY. The SCCMLS team is working with FBS Data, the provider of Flexmls, to add a searchable monthly field that would calculate for you once your listing is entered properly according to the annual standard. More news on that field release to come.

If you're not sure how to properly enter your listing with this pricing standard, let us know at Support@SCCMLS.com and we'd be happy to help!
